Description
A beautiful villa born from the skilful and refined renovation of an old manor house built at the end of the 19th century and situated in a panoramic position on a hilltop overlooking Lake Chiusi. Villa Poggio Falcone is located on the edge of interesting tourist itineraries dedicated to the discovery of the Etruscans and nature. The town of Chiusi is only 7 km away, while Castiglione del Lago and Lake Trasimeno are 13 km away.
A few tens of metres from the villa is the 'Sentiero della Bonifica' (Land Reclamation Path), an interesting pedestrian-cycling route that connects Arezzo to Chiusi along the Canale Maestro della Chiana. The route is quite flat and therefore suitable for walks and cycling for the whole family. For nature lovers and birdwatchers, on the other hand, there is the Montepulciano Oasis just 10 minutes away.
It won't be difficult to make families with children or groups of friends happy in such a beautiful location, combining interesting day trips with relaxing days around the large private swimming pool (size m. 6x12, depth m. 1.00-1.60 - open from 01st May to 30th September) with solarium equipped with sun beds, tables, chairs and umbrellas. Also next to the swimming pool there are Jacuzzi and Sauna (available on request at an extra charge).
Villa Poggio Falcone is immersed in a vast, completely fenced, park of centuries-old trees, where your dogs can run freely. At the bottom of the valley is the railway line that connects Chiusi with central Italy. The well-kept furnishings, good interior finishes, air conditioning and a well-equipped kitchen guarantee a pleasant and relaxing holiday. Nicola the owner will give you a warm welcome and will delight you with breakfasts, lunches or dinners, which you can enjoy directly at home or in the “ristoro” situated at the edge of the garden.

GROUND FLOOR: kitchen with fireplace, wood-burning stove and wood-burning oven, large and beautiful living room with fireplace, dining room overlooking the veranda in front of the pool, twin bedroom (joinable) with en-suite bathroom with bath (down two steps), double bedroom with additional single bed and en-suite bathroom with shower accessible by wheelchair, double bedroom with en-suite bathroom with shower, service bathroom (washbasin and WC), laundry room and garage.
FIRST FLOOR: with access via bright internal staircase, panoramic living room, double bedroom with large windows overlooking Lake Chiusi, dressing room with single sofa bed, large bathroom with tub and shower, double bedroom, twin bedroom, bathroom with shower.
From the living room, up a beautiful stone staircase you reach the attic where there is a large living room and a double bedroom with private bathroom with tub.

We were a large group of 16 (mostly family). This villa was perfect for us. Long hot days by the pool (which is a perfect size). Everyone had plenty of space in the many cool breezy rooms. Even though we were there in the middle of summer, it was easy to sleep without the A/C, but we had the option.
The kitchen was amazing, modern and had everything we needed.
Easy day trips to Rome, Assisi and Montepulciano. And lots of other beautiful villages.
We ate the most amazing meal at the restaurant that is onsite. Easily the most delicious meal we had while in Umbria/Tuscany. Our hosts were so lovely and went out of their way to make sure we had a wonderful time.
I’d happily stay here again, and will be recommending this villa to everyone I know.
What an incredibly wonderful experience. The host was friendly and very kind. We got answers to everything we wondered about, and if something came up during our stay, they took care of it right away. They also have their own restaurant on the property, and there it was incredibly cozy and very good food. We were 10 ladies on the trip, and we had a wonderful experience. One of the ladies has already booked a week for next year as well. The host is pleasant, service-friendly and very pleasant.
This is a beautiful villa in every sense of the word. It has the long drive approach with young cypress on each side. Beautiful shutters protect rooms from the sun and wind. Additionally, there are rolling screens that move into place so you can take in the beautiful property views and have your windows open. The ground floor rooms have very tall ceilings; the walls are thick and will probably help to keep the house cool when the weather heats up. We stayed the last week of April/first week of May and the weather was spotty: overcast, showery and sun. Our host provided us with fire wood and we had lovely fires in the evenings.
The kitchen is massive and well equipped with lots of dish ware (I believe wedding parties have stayed here) and a large, modern stove and refrigerator. Bedrooms are large with nightstands, closets, etc. All rooms have independent, wall-mounted AC/heat units to keep temperatures comfortable.
Outdoors, there is a beautiful pool (unheated) and a stand alone small building with a large hot tub and sauna. Large windows can be pushed open to really enjoy the outdoors.
The property has fruit trees, roses and well-maintained shrubs. Italian landscaping is a bit more casual than, say, in England, so don’t expect manicured lawns - you’re in the countryside! Plenty of seating to eat outdoors or lounge by the pool. There are sheep on the property which can provide fun distraction for children and a nice photo op for the camera bugs in your group.
We arranged for the hostess to serve our family a private dinner in their beautifully sited small restaurant which is also on the property, along the drive before you reach the house. It was a delicious meal!
Bathrooms have dryers. There is a washing machine but no dryer. Laundry lines are provided, fine on sunny days but it may take a couple of days to dry your clothes if it’s overcast.
Bring mosquito repellent as a general rule out in the countryside in Tuscany or Umbria. Or just buy some in your local grocery once you arrive. There are two or three large groceries within about 20 minutes. Lovely hilltop towns (Montepulciano, Orvieto, Cortona, etc) are all worth visiting. Note: many shops are closed on holidays so plan ahead. And DEFINITELY research some wineries for wine tasting. We visited Madrevite and they provided lovely cold cuts, cheeses, olives, etc to accompany our wine tasting.
We loved our stay at Poggio Falcone. Hostess Manuela and her husband were gracious and helpful as was her son, Nicola.
The location and the accomodation were better than expected based on the pictures, everything was functioning, there is a large living space and everything was very clean. It was set on top of a hill, with a good view and lovely wind. In the kitchen was more than enough plates, pots, pans, glasses etc. The pool was cleaned every morning! Top! Owner was very helpful and welcome was warm.

We had a wonderful week in Tuscany in may. The weather was not that good, but the marvellous house made our short holiday superb nonetheless. Nearby nice ancient villages, plenty of possibilities for making a walking tour and shops and restaurants withing a 10 munites drive. The house is perfectly suitable for large groups. One thing: the heating did not work. Normally in Tuscany no problem I presume, but now it was chilly. Fortunately there was a large fire place.Other structures that may interest you
