Description
Villa Il Matto is located on the outskirts of the enchanting city of Arezzo, in a strategic position to move around and visit the surroundings. From here, you can easily reach all the most renowned locations in Tuscany and nearby Umbria in a short time. We recommend visiting the city of Arezzo, with its alleys, monuments, ancient churches, and palaces. It will be the perfect setting for evenings in typical restaurants in the historic center or for aperitifs in the main squares. In Arezzo, you will find all the necessary services, and a small supermarket is just 2 km from the villa.
In front of the villa passes the provincial road that connects the city with the main villages of Valdichiana, from Castiglion Fiorentino to Camucia, Cortona, and up to Lake Trasimeno.
You will have at your disposal a fully fenced garden with a parking space and outdoor equipment, but above all, a splendid infinity pool (dimensions 8x5.50 m, depth 1.30-1.90 m) and a bioclimatic glass pergola with a 5-seater hot tub and a comfortable shower. The pool and hot tub will be for your exclusive use.
From the porch, you access a glass veranda where you can enjoy, on cool summer evenings, a perfect space for outdoor dining, equipped with a table and chairs, barbecue, and wood oven to savor grilled meat or delicious pizzas.
The interiors of the villa ensure a high level of comfort; you will have a large living-dining room with sofas, fireplace, and TV, a fully equipped kitchen, 3 spacious bedrooms, a small gym, perfect for those who don't forget their fitness even on vacation, and the hot tub located in the bathroom on the upper floor.
In the basement of the villa live the owners who will be a safe point of reference for all needs.
A vacation at Villa Il Matto will leave you with the indelible memory of endless summer days by the pool and of boundless panoramas in the colorful and picturesque Valdichiana, among fields of wheat and golden sunflowers.
Interior description
GROUND FLOOR: Entrance from the porch into a large living-dining room with sofas, satellite TV, and fireplace. Spacious kitchen with counter, service bathroom (WC, sink, and bidet).
FIRST FLOOR: accessed by an internal staircase, master bedroom, twin bedroom, single bedroom, and bathroom with hot tub. Each bedroom is equipped with a flat-screen TV.
ATTIC: accessed by an internal staircase, small gym with exercise bike, elliptical, abdominal bench, and step, sofas, and TV with digital terrestrial.
Accessed from the porch, glass veranda equipped with table and chairs, barbecue, wood oven, washing machine, and sink.

NOT INCLUDED IN THE PRICE:
Breakage deposit Euro 500 (payable in cash on your arrival and held by the owner for the duration of your stay).
During their stay, should travellers cause any damage to the property, they will be liable for the associated costs.
It is not possible to recharge electric cars at the house, but it is necessary to go to charging stations located a few kilometres away.
Heating Euro 1 per Kwh (if used).
Air conditioning Euro 1 per Kwh (if used).
Wood for fireplace Euro 15 each 100 kg (if used).
Swimming towels available on request on payment of Euro 3 each.
Tourist tax Euro 3 per person per day applied for the first 4 days only. Children up to 12 years do not pay.
HOW TO BOOK
To make a reservation you can book directly on the site by selecting the dates in the calendar of the desired accommodation, or you can send an e-mail to info@eurocasa.com specifying the name of the villa and the period you want to book and we will send you our booking confirmation with all the details to proceed with the payment.
Methods of payment (by bank transfer or Credit card)
At the time of booking confirmation we will require the payment of a deposit of 20% the total amount of the booking.
The payment of the balance is required within 35 days before the beginning of the stay.
If the booking is made within 35 days prior to the start of the rental period, the amount must be paid in full upon confirmation of the booking.
Cancellation terms
-20% of the rental price for cancellations received up to 36 days before the rental.
-100% of the rental price for cancellations received between the 35th day and the day of commencement of the rental, and in case of No Show.
Tutto perfetto
Il gestore, una persona veramente gentile. Ci ha accolto con un aperitivo con prodotti locali, olio pane e biscotti e ci ha messo subito a nostro agio. A trovarne di host come lui. La villa superlativa, confortevole, calda, rifinitissima, completa di tutto cio che serve e grandissima!! Inizialmente avevamo storto un po la bocca per la richiesta della caparra in contanti ma posso dire che è giustificatissima, perche la villa vale tanto e capisco che ogni piccolo danno puo essere di valevole importanza.. Il gestore comunque è di una tale precisione e serietà che non dovete aver paura di lasciargli in mano il vostro denaro.
