Ancient stone farmhouse with private pool, situated in a quiet and secluded position, a few km from the village of Monte San Savino. Ideal for the holidays of a family with children or for two couples of friends.
Villa Gioiosa is an old stone house that once belonged to the nearby Benedictine monastery and was used by the monks as a chestnut dryer, of which the surrounding woods are rich. Today the house has been completely restored, maintaining the characteristics of the old Tuscan farmhouse, both in the architectural features and in the furnishings, enriched with local antiques.
A few kilometres away is the village of Monte San Savino, famous for its ceramics and its beautiful alleyways and buildings, offering shops, supermarkets, restaurants and services of all kinds.
In the large garden adorned with medicinal plants, flowers and olive trees, there is on one side a beautiful swimming pool with a Roman staircase (size m. 5 x 10, depth m. 1.50), and on the other a large barbecue and wood-burning oven in a beautiful wooden gazebo furnished with table and chairs, where you can spend enjoyable evenings in the company of family and friends. In the garden there are many relaxing corners where you will be spoilt for choice, whether reading a book under the porch, sunbathing by the pool or taking long, relaxing walks through the woods and cultivated fields within the property, which extends over several hectares.
Villa Gioiosa offers a holiday in a cosy and genuine atmosphere combining the uniqueness of a Tuscan farmhouse with the comforts of modern life such as air conditioning and Wi-Fi internet access.
To reach the house you have to drive about 1 km of unpaved road, well maintained but not recommended for sports cars; but don't let that scare you because when you get to the house you will know that it is really worth it.
GROUND FLOOR: entrance through a porch equipped with table and chairs, small living room with sofa and satellite TV. Going down some steps we find the wide living-dining room. From the living room we reach the kitchen with fireplace and the bathroom with shower. With access only from the outside, panoramic covered terrace furnished with table and chairs to eat or relax in the open.
FIRST FLOOR: with access through internal staircase, two double bedrooms.

We had a wonderful week at Villa Gioiosa!
As the website states the villa interior is very rustic, but to modernise it would spoil it. (But the appliances are fairly new, the TV has numerous channels and wi-fi worked perfectly.) However it is the gardens that made our week so special, they are just amazing. Vast.....I don't think we ever reached the boundary fence and with a wide range of trees and flowers all beautifully tended and cared for. The pool was lovely spotlessly clean and just the right temperature. The road up to the villa is long but this helps add to its remoteness but it is in no way difficult to negotiate. The small town of Monte San Savino had everything we needed with plenty of restaurants and an excellent co-op on the outskirts. We would have appreciated some information at the villa about the town, restaurants and shops. And as the villa had not be rented previously there was a lack of "odds and ends" in the kitchen: no salt and pepper, washing up liquid etc. However, the bed linen and towels were of excellent quality!
