Description
Casa La Primula is a farmhouse situated on the border between Tuscany and Umbria, in an extremely panoramic position with an evocative view of Pierle Castle, an ancient fortress of feudal origin, which makes it as if suspended in time. It takes a little effort to get up here, the 2.5 km road is almost all unpaved and very steep (not recommended for sports cars), but once on spot you will be rewarded with true peace in the middle of nature and above all with an exceptional view. When you want to emerge from your refuge, about 5 km away you will find the villages of Mercatale, in Tuscany, and Lisciano Niccone, in Umbria. We recommend a day trip to the characteristic Cortona, which can be reached in about 20 minutes by car.
In the gazebo in the garden you can dine in front of the sunset; for your barbecues or pizzas in company there are also a barbecue and a wood-burning oven. The fence makes the house ideal for a holiday with your four-legged friends. For both of you there is plenty of space in the green and the possibility, for those who love trekking, of long walks along the numerous paths in the woods. The swimming pool is private and reserved for your exclusive use (size 5x10 m. - depth 1,20 - 2,30 m., completely fenced - open from 11 May to 30th September).
Besides the view, you'll love the simplicity of Casa La Primula, the rustic Tuscan style furniture and the facilities guarantee all the comforts and at the same time take you back to the rural traditions of times gone by.
You can also ask Mirko, the owner, for a little shopping, and he will make sure you get your favourite food the evening of your arrival. Mirko has a passion for cooking and has obtained the qualification of Agrichef, and will be happy to cook typical Tuscan dishes for you with the genuine products of his company or of other local companies.

Breakage deposit Euro 300 (payable in cash on your arrival and held by the owner for the duration of your stay). During their stay, should travellers cause any damage to the property, they will be liable for the associated costs.

Heating Euro 7 per m3 (if used).
Pets allowed on payment of Euro 5 each per day (kennel, bowl for water, bowl for food, pet toy included).
Tourist tax Euro 2,50 per person per day, applied for the first 4 days only. Children up to 12 years do not pay.
HOW TO BOOK
To make a reservation you can book directly on the site by selecting the dates in the calendar of the desired accommodation, or you can send an e-mail to info@eurocasa.com specifying the name of the villa and the period you want to book and we will send you our booking confirmation with all the details to proceed with the payment.
Methods of payment (by bank transfer or Credit card)
At the time of booking confirmation we will require the payment of a deposit of 20% the total amount of the booking.
The payment of the balance is required within 35 days before the beginning of the stay.
If the booking is made within 35 days prior to the start of the rental period, the amount must be paid in full upon confirmation of the booking.
Cancellation terms
-20% of the rental price for cancellations received up to 36 days before the rental.
-100% of the rental price for cancellations received between the 35th day and the day of commencement of the rental, and in case of No Show.
Great views
This country house in Mercatale was amazing. Located in a very wild nature from one side and beautiful and traditional indoor from other side. That was exactly what we were looking for. A lot of utilities to have dinners and little family parties, pool with a nice garden, different levels of landscape, a lot of space outside, quiet and very peaceful. Even if it is a steep slope to the house, it is definitely worth it to stay there and enjoy the views and nature in comfort.
New year's eve
This year, my group and I decided to spend the New Year's Eve at "Casa La Primula". The house is very cozy and really big. It is served with all the comforts to spend a pleasant holiday. The owner, Mirko, is really a very helpful person, from the moment of booking to check out. I recommend this solution to all those who want to spend a peaceful holiday, immersed in the Tuscan countryside.
A wonderful time
We had a wonderful time at Casa La Primula. A lovely house, tastefully redecorated and very comfortable. It has all the luxury you need and more, e.g. a bbq and a pizza oven. The pool is super and big enough for 6 persons. The house is situated in the mountains, which gives you a feeling of space and privacy, but is nearby all the sites one wants to see. The owner is kind and service oriented, is easily reached and helps out whenever necessary.
Lovely house
The property was lovely and the house was very charming. The owner was absolutely wonderful and very helpful. We went in September, and there happened to be a lot of insects. Nothing about the property - just the time of year. The house is very remote, and getting up the long gravel road had some challenges, but once your up there it's wonderful. Very relaxing. Make sure you tell the owner to renew the wi-fi as it went out while we were there. Also - the TV only gets Italian channels - so be prepared with games or iPads (if the wi-fi) is working. Overall a very nice retreat and gorgeous views.
Good
The villa was good value and a great place to get away from it all. We loved our time there. Well located to explore the fabulous surrounding areas. Just one thing though , make sure you have a small all wheel drive for the road getting to it.
Très belle
Très belle maison perdue dans la montagne Toscane (un chemin de terre et de cailloux permet de rejoindre La Primula - attention, les premières fois c'est effrayant : pilote averti nécessaire !). Tranquillité assurée ! Mirko nous a accueilli et fait visiter sa maison : très bien équipée, quatre grandes chambres permettant à chacun d'avoir son intimité, un lave vaisselle, un barbecue, un grand salon de jardin et surtout : une très grande piscine privative avec vue imprenable sur la vallée ! Très bonne communication avec le propriétaire, il a été hyper réactif pour répondre à nos demandes ! La maison est située à 5-10 minutes en voiture d'un village où vous trouverez tout le nécessaire pour faire vos courses. Plutôt bien localisée : elle est située entre Cortona (à visiter absolument !), du lago Trasimeno (prenez le bateau pour la isola Maggiore, à 1h15 de Siena et 1h50 de Firenze. A recommander pour des vacances à la campagne entre amis !

Il soggiorno è stato molto piacevole. La posizione della casa è davvero tranquilla e le dotazioni della casa e del giardino consentono varie attività senza muoversi da casa (zona barbecue, calcio balilla, piscina durante la stagione, sedie tavoli e panche nel giardino). Stanze comode e ben riscaldate, cucina bene dotata di stoviglie ed attrezzatura. Grazie!
